Terms of Service

These terms govern your use of the RoomingFields website and booking service, operated by RoomingFields, Lda., Lisbon, Portugal. By sending a booking request you agree to them.

1. Our role

RoomingFields connects guests with independent property owners ("hosts"). The accommodation contract is between you and the host. We facilitate the request, confirmation and communication, and support you before and during your stay.

2. Booking requests

Submitting the form is a request, not a confirmed reservation. A booking is confirmed only once we reply in writing confirming availability and the total price. Prices are per night in euros and may exclude tourist taxes, cleaning fees or deposits, which are stated before you confirm.

3. Payment

No payment is taken through this website at the request stage. Payment terms — typically a deposit to confirm and the balance before or on arrival — are set out in your confirmation.

4. Cancellation policy

Unless your confirmation states otherwise:

• Free cancellation up to 14 days before check-in: full refund of any deposit paid.
• 7–14 days before check-in: 50% of the deposit is refunded.
• Under 7 days before check-in, or no-show: the deposit is non-refundable.
• Some stays carry a stricter policy, always shown before you confirm.

To cancel, email [email protected]. Refund timing follows your original payment method.

5. Guest responsibilities

You agree to provide accurate details, respect the house rules, the property and its neighbours, and leave the accommodation in reasonable condition. The lead guest must be 18 or over and is responsible for the party and any damage caused.

6. Changes and force majeure

Occasionally a host may need to cancel or relocate a stay for reasons beyond their control. We will then offer a comparable alternative or a full refund of sums paid to us. Neither party is liable for failures caused by events outside reasonable control.

7. Liability

To the extent permitted by law, RoomingFields is not liable for the acts or omissions of hosts or for indirect loss. Nothing here limits liability that cannot be limited by law.

8. Governing law

Portuguese law applies and the courts of Lisbon have jurisdiction, without prejudice to mandatory consumer rights. EU consumers may also use the European Online Dispute Resolution platform.
